Chaotic letting agent Stath needs to impress his dad (and boss) Vasos and let some flats, after losing his patience and pushing a customer. However, he struggles to pick up the phone as fast as the other agents to arrange viewings. In an act of desperation he steals a viewing from arch rival Carole but things don't go to plan. Meanwhile, Stath's sister Sophie is left to take Al to hospital after a nasty accident in the office.

After Stath accidentally burns down a property, he falls out with his exasperated dad. He manages to land himself a job at the slick agency next door, Smethwicks. On his seventieth birthday Vasos announces that he is retiring, leading Stath to assume he will take over Michael and Angel - until Vasos changes his mind, interviewing both Carole and Stath for the leadership. Carole seems to be the front runner but then Vasos makes a surprise announcement whilst Al brings his Japanese girlfriend to the office, causing Sophie dismay.
